For one- and two-family homes and townhouses of up to three stories, the City of Austin exempts two kinds of re-roof from a building permit: asphalt shingles replacing asphalt shingles, and any roof covering replaced without affecting the roof structure. Both exemptions end when the property is in the Wildland-Urban Interface area and 50% or more of the roofing is being replaced. Replacing roof decking is exempt only up to 128 square feet.
Both limits are measurements. A report’s facet-by-facet sloped area shows whether a partial re-roof on a Wildland-Urban Interface property reaches half the roof. The total in squares puts the 128 sq ft decking limit (1.28 squares) in context before you promise a no-permit job. Round Rock, Georgetown, Cedar Park and the other suburbs run their own building departments.

On September 24, 2023, NOAA recorded the most damaging hail impacts of a multi-state outbreak in central Texas, including Austin, Georgetown, Round Rock and Arlington.
