Roof Manager supports roof measurement reports for properties across the United States, Canada and additional regions. Availability is checked at the property level, because a report depends on usable aerial or satellite imagery and a clearly visible roof at that address.
The supported regions · what a roof measurement report is for
No. A region can be supported while one property in it is not. Reports are traced by a person from the aerial and satellite imagery available for that property, so the imagery has to be recent enough, sharp enough and clear enough to show the roof edges. Where it is not, Roof Manager declines the report rather than guessing.
How the decision is made · what happens when imagery is insufficient
Coverage is not a map we colour in. It is a decision our team makes on the imagery for each property, after you have seen that imagery yourself on the order form.
1 · Property entered
The order form finds the property and shows the satellite view of it. The pin has to sit on the roof you want measured; a pin left on the street is refused. The imagery you see there is the imagery our team opens first.

The roof is sharp and fully visible. A member of our team traces the outline, ridges, hips and valleys, the software calculates the quantities, a second look checks the report and it is released to you.

Uncertain
Part of the roof is hidden by trees or shadow, or a section is hard to read. Our team looks at the imagery first and decides whether every edge can be traced from what is visible. Where the outline is clear but the interior lines are not, they may deliver an Area Take-Off report instead: roof area and perimeter only, clearly marked as such, and it uses the credit.

The imagery is too low-resolution, outdated or the roof cannot be seen. The report is declined rather than guessed: you get an email, and the credit returns to your account.

A declined report never costs a report; a delivered Area Take-Off does. A free trial credit comes back as a free credit, a plan credit comes back to the plan, and a one-off purchase comes back as a report credit on your account rather than a refund to your card. The full decline path.
Imagery providers photograph regions at different times, from different heights and at different resolutions. Two houses on one street can have been captured on different flights, so one roof is sharp and the other is not. That is why Roof Manager answers the availability question per property, not per country.
Before you spend a credit
The order form shows the satellite view of the pinned roof before you press Request Report, and it is the same imagery our team opens first. If the roof is a blur or under a tree on your screen, it will be on ours: skip it, or order and attach your own overhead drone photos to the order from your dashboard.
Why might one property work while another does not? Pick a condition to see what our team sees and what happens next. This is a demonstration on the same sample roof; it does not check a real address.

If the imagery for a property is not good enough to trace, our team declines the report, you receive an email saying we were unable to complete it, and the report credit returns to your account. A one-off purchase comes back as a report credit on the account, not as a refund to your card.

Every region carries the same condition: supported region, property imagery still required. The region tells you where Roof Manager generally operates; the imagery for the individual property decides whether a report can be completed.

Roof Manager supports properties across the United States, subject to imagery availability and roof visibility at the individual address. Urban and suburban roofs usually have usable imagery; rural, new-build and heavily wooded properties vary, and a property is never assumed available because of its state.

Roof Manager can also support properties in additional regions, including Australia and the United Kingdom, subject to imagery availability. There is no country restriction in the order form: a property the address search can find can be pinned and ordered, and the same imagery condition applies. Outside the core markets, imagery is usually strongest in and around major cities and varies elsewhere.

No. A supported region does not make every roof in it measurable. Trees, deep shadow, low-resolution or outdated imagery and hidden roof sections can all stop a trace. When the roof cannot be seen well enough, the report is declined rather than guessed and the credit returns to your account.

Partial tree cover gets a closer look rather than an automatic decline: our team checks whether the hidden edges can be read from the visible geometry. If only the outline is clear, you may receive an Area Take-Off report (roof area and perimeter, marked as such). If a section of roof simply cannot be seen, the report is declined and the credit returns to your account.
The report is declined. Low-resolution or badly outdated imagery does not show roof edges well enough to trace, and Roof Manager does not estimate edges it cannot see. You receive an email and the report credit returns to your account.

Yes. Once an order is placed you can attach up to 8 overhead drone or aerial photos to it from your dashboard (JPEG, PNG or WebP). Our team lines a photo up on the map and traces from it where it shows the roof better than the available imagery; the photo is not measured automatically.
On properties with high-quality aerial imagery, Roof Manager measurements can achieve 98.5% accuracy against an on-roof tape measure. Coverage is a different question from accuracy: coverage asks whether a report can be completed at all. How imagery sets the accuracy of a report.
Reports are delivered in 1–3 hours, and usually in under an hour. That clock starts once a report can proceed through the normal workflow; a property that needs a closer look at its imagery can take longer, and one that is declined is answered by email instead.

No. The standard report is measured from aerial imagery, so nobody climbs the roof and you do not send a crew to measure. A measurement from imagery is not a roof inspection; physical verification still applies where the work or the code requires it.
