What’s in a roof measurement report

A Roof Manager report is a measured drawing of the roof. It records the roof’s size and shape. It is not a roof inspection or condition report.

  • Total roof area, as the flat footprint and as the pitch-corrected sloped area
  • Area for each roof plane and for each pitch
  • The predominant pitch
  • Lengths of ridges, hips, valleys, eaves and gable edges, and the total perimeter
  • A waste-factor table showing the roof area at 5% to 20% waste
  • The traced roof outline drawn over the satellite image
  • A labelled roof diagram

Reports also include a material list. It is based on North American shingle roofing, in bundles and squares, so use it as a reference, not as an order for sheet or tile roofing.

Example roof measurement report

For Australian properties, reports are available in metric units, including square metres (m²) for roof area and metres (m) for edge lengths.

The sample report is shown in square feet and feet.

How it works

  1. 1. Enter the property address

Create your free account, enter the address and check the satellite view of the roof before you order.

  2. 2. Order the report

Your first 2 reports are free. You can trace the roof yourself or leave the tracing to our team.

  3. 3. A person checks it

Every report is traced or checked by a person before it is delivered. Where no elevation data is available for a roof, its pitch is entered by that person or by you.

  4. 4. Use the report

You get an email, and the report appears in your dashboard, where you can open it, share a link or save it as a PDF.

What Australian roofers use it for

  • Pricing a job before you drive out to it
  • First-pass roof quantities for a quote
  • Checking a roof’s size and complexity before deciding whether a site visit is worth it
  • Attaching the roof’s measurements to a proposal

Remote measurement can reduce unnecessary site visits. It does not replace an inspection, and it does not assess a roof’s condition or fixings.

Measurements in square metres and metres

Reports for Australian addresses open in metric. Roof area, the area of each plane, the waste table and every edge length are shown in square metres and metres, and you can switch a report’s units yourself.

Pitch is shown as a rise-over-12 ratio, with the angle in degrees on the report totals.

Two parts stay imperial: the material list, which counts North American shingle bundles and squares, and the spreadsheet and data exports.

Satellite imagery and coverage

Roof Manager supports Australian addresses where suitable imagery is available. Coverage and image quality vary by location, and so do image dates, so a recent renovation may not show.

Trees, shadows and complex rooflines can make a roof harder to measure remotely. Enter the property address to see the satellite imagery for that roof before you order.

Accuracy, and when to check on site

A satellite measurement is only as good as the imagery over the roof. Sharp, recent imagery and a clearly visible roof can provide useful measurements for quoting and planning. Older or softer imagery, tree cover, shadows, recent changes and complex geometry reduce certainty.

When no elevation data is available for a roof, its pitch is entered manually rather than measured.

Before ordering roofing sheets or other cut-to-length materials, confirm key dimensions on site.

Pricing for Australian customers

Frequently asked questions

What is a roof measurement report?

A roof measurement report is a measured drawing of a roof with its total area, pitch and the length of each edge, used to price and plan roofing work. It records the roof’s size and shape. It is not a roof inspection or condition report.

What measurements does Roof Manager include?

Total roof area (flat and pitch-corrected), the area of each roof plane and each pitch, the predominant pitch, and the lengths of ridges, hips, valleys, eaves and gable edges, with the total perimeter and a waste-factor table.

How much does a roof measurement report cost in Australia?

Your first 2 reports are free. After that, each report is CA$10. Roof Manager bills in Canadian dollars; your card issuer converts the charge to your local currency and may apply its own international transaction fee.

Do I need a subscription?

No subscription is required. You can pay per report, and optional monthly plans are available for higher-volume teams.

Are the measurements in square metres?

Yes, for Australian addresses: areas are in square metres and lengths in metres. Pitch is shown as a rise-over-12 ratio with degrees on the report totals. The material list and the data exports are still in imperial units.

Do I need to visit the property?

A Roof Manager report can help you prepare an initial quote before a site visit. For roofing sheets, cut-to-length materials, unclear imagery or details that cannot be confirmed remotely, check the relevant dimensions on site.

Which Australian addresses can you measure?

Addresses where suitable satellite imagery is available. Coverage and image quality vary by location, so enter the address to see the imagery for that roof before you order.

How are reports produced, and how long do they take?

The roof is traced on satellite imagery by our team or by you, and a person checks every report before it is delivered. Delivery time varies with imagery quality, roof complexity and the time the order is placed.
