The price of a report is not the real difference
Put the two report prices side by side and the comparison looks finished: US$13 at best on Roofr, CA$10 (about US$7.07) on Roof Manager. It isn't. Roofr's lowest report price only exists inside a paid plan, and the plan is what really decides what you get: how fast reports come back, whether that speed is guaranteed, how many proposals you can send and whether a homeowner can pay you through the software.
Roof Manager is built the other way round. The CRM, proposals, e-signature and invoicing come with every account, and the only thing you buy is reports, one at a time or 30 a month for CA$199.
So the useful question is not which report is cheaper. It is closer to this:
- How many roofs do you measure a month? Up to 18 a month, Roofr's free plan is its cheapest way to buy reports; from 19, Measure+ 6-hour is. Roof Manager's monthly plan becomes the cheaper option at 20.
- How much CRM do you need? Roofr's Starter plan gives you 10 trial proposals and invoices in total; unlimited use starts on Essentials at US$249 a month. Crew management, job costing and QuickBooks are on Scale.
- Does a guarantee matter to you? Roofr puts delivery windows in writing, with exclusions. Roof Manager publishes a typical delivery time and no guarantee.
- What do you already run? Supplier accounts, ESX-based insurance work and U.S. card payments all favour Roofr. Billing in Canadian dollars favours Roof Manager.
- What would switching cost you? Your job history stays in Roofr, and Roofr does not import reports from other providers. Testing Roof Manager on a few roofs costs nothing and changes nothing.
Roof Manager vs Roofr: the scorecard
Every Roofr entry comes from Roofr's own pricing, product and help pages, checked September 29, 2026; the bracketed numbers link to the sources. The labels mean what they say: plan-limited is built in but capped or gated by plan, through integration depends on another company's product, and not verified means we could not confirm it either way. Roof Manager's US$ amounts are approximate conversions from CA$ at the Bank of Canada rate of 1.4145 CAD per USD on September 25, 2026.

Roofr pricing, explained
Roofr rebuilt its pricing in spring 2026 around four core plans and optional add-ons, and moved existing customers onto the new plans through March, April and May[5]. Everything below is in USD, the currency Roofr states on its pricing page[1].
The one rule that makes the rest make sense: measurement reports are never included in a Roofr plan. Every report is bought and paid for when you order it. A plan changes the price of each report and how fast it comes back; it does not give you a bundle of reports. Roofr says it does not sell bulk packages[1].
1 basic job board, 10 trial proposals, invoices and work orders, 5 automated actions, material ordering and supplier integrations, calendar, email.
Starter plus US$13 reports, 6-hour guaranteed delivery, material calculations, waste factor, CSV downloads, company logo and branding.
The same as Measure+ with 2-hour guaranteed delivery.
Unlimited proposals, invoices, work orders and e-signatures, card and ACH payments, signable PDFs, 10 automated actions, SMS.
7 customizable job boards, crew management, 25+ automated actions, performance dashboard, job costing, QuickBooks integration, role-based permissions.
What changes as you move up
- Starter to Measure+ is purely about measurements: reports drop from US$19 to US$13, delivery becomes guaranteed (6 hours for US$109, 2 hours for US$169), and material calculations, waste factor, CSV downloads and your logo on the report are added. The CRM stays at Starter level.
- Essentials is where the CRM opens up: unlimited proposals, invoices, work orders and e-signatures, card and ACH payments for U.S. businesses, SMS (US$49 a month extra) and 2-hour guaranteed reports.
- Scale adds the operations layer: 7 job boards, custom tags and work types, crew management, job costing and profit margins, a performance dashboard, QuickBooks Online and role-based permissions.
Report extras
- Faster delivery on Starter: US$5 for 12 hours, US$15 for 6 hours, US$30 for 2 hours, per report. A Measure+ 6-hour subscriber can buy a 2-hour report for US$15[1].
- ESX for Xactimate: US$12 per report on Starter, US$10 on paid plans (US$31 and US$23 as a report-plus-ESX bundle), for gable, hipped and flat roofs[1][9].
- Draw it yourself: Roofr's DIY tool measures over its imagery, your drone photos or a blueprint. On Starter each DIY report costs a credit; on Essentials and Scale it is free with your own or Bing imagery[3].
Add-ons
The Instant Estimator (US$149 a month, or US$125 billed yearly), Roofr Sites (US$99 a month) and an AI Receptionist (US$99 a month) can be added to any plan, including the free one[1].
Where Roofr's own pages disagree. The Measure+ card shows a yearly price higher than its monthly one, so this page uses only the monthly Measure+ prices. The plan cards say "Unlimited users" while Roofr's FAQ lists 2 seats on Starter and Measure+ and 5 on Essentials; Roofr does not charge per seat either way. We report these as found rather than guess which is right[1][3].
Roof Manager pricing, explained
Roof Manager sells one thing, reports, and bills in Canadian dollars. Everything else in the account is included.
Any roof size, no subscription. ≈ US$7.07. First 2 reports free.
Up to 30 reports a month, Crew Cam AI included. Past 30, extra reports are CA$10 each. ≈ US$140.69.
Because the monthly plan includes reports, the cheapest option depends on volume. The calculator on this page always uses the lower of the two:
cost(k) = k × CA$10cost(k) = CA$199 if k ≤ 30, else CA$199 + (k − 30) × CA$10cost(k) = the lower of the twoWhere the lines cross: 19 reports cost CA$190 pay as you go, 20 would cost CA$200, so from 20 reports a month Pro 30 is cheaper. There is also an annual prepay, CA$1,990 for 360 report credits up front, which works out to two months free for a steady 30-a-month shop; the calculator leaves it out to keep the comparison month to month.
U.S. contractors are charged in CAD: the US$ figures here use the Bank of Canada rate of 1.4145 CAD per USD on September 25, 2026, and your card issuer sets the final amount[18]. Full pricing
What your volume costs on each
Two ways to read the same volumes. The middle column is Roofr's cheapest way to buy that many reports, which is the fair price comparison. The last column is Roofr Essentials, the first plan with unlimited proposals, e-signatures and invoicing, which is the fairer comparison if you want the CRM Roof Manager includes. All Roofr figures in USD; Roof Manager in CAD with an approximate US$ conversion.

Roofr's lowest measurement option is the cheaper of Starter (reports × US$19) and Measure+ 6-hour (US$109 + reports × US$13); Measure+ wins from 19 reports a month. Roof Manager's is the cheaper of pay as you go and Pro 30. Monthly billing on both sides. Roof Manager's US$ figures are approximate: CA$ ÷ 1.4145, the Bank of Canada rate on September 25, 2026.

Roofr monthly cost minus Roof Manager converted to US$ at 1.4145 CAD per USD (Bank of Canada, September 25, 2026). Annual = monthly × 12. An estimate for this selection, not a quote. The two plans do not include the same things; see the scorecard.
Report costs only. Roofr's plan fee is included because its report price depends on the plan; Roof Manager's CRM costs nothing extra. Taxes, card foreign-exchange fees, rush fees and add-ons are not included.
A scenario: 25 roofs after a storm
A hypothetical, built only from published prices and terms. A hail line crosses your market on a Thursday afternoon. By Saturday morning you have 25 roofs to measure and quote before the other crews get there. What does each platform cost for that month, and how fast do the reports come back?
| Option | Cost for 25 reports | Delivery |
|---|---|---|
| Roof Manager (Pro 30) | CA$199≈ US$140.69 | Most in under 60 minutes; no guarantee |
| Roofr Starter | US$47525 × US$19 | Estimated 24 hours or less; not guaranteed |

Roof Manager's US$ figure is an approximate conversion at the Bank of Canada rate of 1.4145 CAD per USD on September 25, 2026; Roof Manager bills in CA$.
The cost gap is plain. The delivery row is where it gets more interesting. Roofr's guarantee does not cover orders placed on weekends, on holidays, or between 10pm and 7am Eastern, and it does not cover roofs with more than 20 facets[2]. A Saturday storm backlog sits exactly in that gap: the reports still come, on what Roofr calls a best-effort basis, but the window is no longer promised. Roof Manager never promised one; most of its reports arrive in under 60 minutes and a roof that needs a manual trace review can take up to 24 hours.
If you want a written guarantee on a Tuesday afternoon, Roofr sells one and Roof Manager does not. If you want 25 reports for the lowest cost, the table answers that.
Turnaround, precisely
"Reports in 2 hours" is true of Roofr only with conditions attached, and "under 60 minutes" is true of Roof Manager only as a typical figure. Here is each in full.
| Compared on | Roofr | Roof Manager |
|---|---|---|
| Standard delivery | Starter: 24 hours or less, an estimate. Measure+: 6 or 2 hours by plan. Essentials and Scale: 2 hours[1][4] | Most reports are delivered in under 60 minutes; roofs that need a manual trace review can take up to 24 hours. |
| Guaranteed? | Yes on paid plans, for 2- and 6-hour reports; 24-hour delivery is not guaranteed[2] | No delivery guarantee is published |
| If it is late | A credit covering the base cost of your next report (US$13 on paid plans, US$19 on Starter), plus a refund of any fee you paid for faster delivery[2] | Not applicable |
| Not covered by the guarantee | Orders placed after 10pm or before 7am Eastern. Orders placed on weekends or holidays. Orders that need more information, such as an unclear roof boundary or a pin that does not match the address. Especially complex roofs with more than 20 facets. Multi-family orders[2] | Not applicable |
| ESX and multi-building | ESX: best-effort within 24 hours during the ESX beta. Multi-building orders: not faster than 24 hours[9][8] | No ESX product |
| Paying for speed | Starter rush fees: US$5 for 12 hours, US$15 for 6 hours, US$30 for 2 hours[1] | No rush fee |
Roofr's pricing table says a missed guarantee makes "the report free"; its delivery terms, updated July 7, 2026, describe the remedy as a credit toward your next report plus a refund of any rush fee. We use the terms. Roofr's pricing table also lists guaranteed ESX bundle windows that its ESX help article says do not apply during the beta; we use the help article[1][2][9].
From lead to payment
A roofing company rarely wakes up thinking it needs CRM software. What actually happens is a sequence: a lead comes in, the roof gets measured, an estimate gets built, a proposal goes out, someone follows up, the homeowner signs, materials get ordered and the job gets invoiced. The question is where each step lives and what it costs to do it there.
Both products keep the whole sequence in one account, which is a real difference from measurement-only providers. The differences are in what each step needs from you: a plan tier on Roofr, a connected account on Roof Manager.

The reports themselves
Both companies measure from overhead imagery and deliver a PDF plus the same numbers inside the software, where they feed the proposal. What differs is what each report documents.
- Cover with total roof area, facet count and predominant pitch
- Roof diagram
- Length measurements: eaves, valleys, hips, ridges, rakes, wall and step flashing, transitions, parapet walls
- Area by facet, with pitched, flat, two-story and two-layer area
- Pitch and direction of every facet
- All-structures summary with areas by pitch and a waste table
- Material estimate by shingle brand (IKO, CertainTeed, GAF, Owens Corning, BP) with starter, ice and water, underlayment, capping, valley and drip edge
Roofr's official sample report (dated 2023) runs 7 pages[7][6]. Secondary structures such as garages and sheds are included in a standard report. A finished Roofr Report can be opened in the DIY tool as an editable copy. Material calculations and a recommended waste factor come with reports on paid plans.
- Total roof area (pitch-corrected) and projected footprint
- Area by roof plane, and areas per pitch
- Predominant pitch and slope multiplier
- Ridge, hip, valley, eave and rake lengths
- Waste table from 5% to 20%
- Bill of materials: shingles, underlayment, starter, ridge cap, ice-and-water, drip edge, valley flashing
- Gutter runs, corners and recommended downspouts
- Satellite image and measured diagram
Branded with your logo. Exports to PDF, Excel, CSV, JSON and Xactimate-formatted XML. What a report includes
Two Roofr details are worth knowing before you compare numbers. If pitch data is not available for an address, Roofr can deliver a report labelled "No Pitch" that you complete yourself, and you can switch those off in settings[6]. And Roofr's material estimate lists bundle counts for five named shingle brands, which is useful if you buy one of them; Roof Manager's bill of materials is priced from your own catalog instead. On accuracy, Roofr's FAQ says no measurement service is 100% accurate and asks you to double-check measurements before ordering material[3]. Roof Manager's accuracy statement is: Accuracy depends on the imagery over each roof: sharp, recent imagery and a clearly visible roof give the most reliable measurements, while tree cover, shadows and complex rooflines reduce certainty. Confirm key dimensions on site before ordering materials. The fairest test of either is a roof you have already measured.
Which one fits your company
Neither product wins for everyone. These are the situations where each has the stronger case.
- You want guaranteed delivery windows in writing, and you order mostly on weekdays, when the guarantee applies.
- You buy from ABC Supply, QXO or SRS and want material orders with real-time pricing sent from the signed proposal.
- Insurance work where the adjuster expects an ESX file for Xactimate.
- You are a U.S. business that wants card and ACH payments processed inside the CRM, with fees passed to the homeowner, or GoodLeap financing on proposals.
- You need crew management, job costing, role-based permissions and 25+ automations, and the Scale plan's price fits.
- You want to try the software with no monthly fee at all and are comfortable paying US$19 per report while you do.
- You already run Roofr and your team knows it; switching has a cost even when the software is cheaper.
- You want unlimited proposals, e-signatures and invoicing without paying for a plan to unlock them.
- You order reports every week and want the lowest cost per report: CA$10 each, or CA$199 for 30 a month.
- You are a Canadian contractor who wants to be billed in Canadian dollars.
- You want payments through the Square account you already have, in the U.S. or Canada.
- Your team measures on site too: Crew Cam AI and door-to-door canvassing are part of the same account.
- You want to test it on real jobs first: 2 free reports, no credit card, no sales call.
For U.S. and Canadian contractors
In the U.S., both products sell nationwide. Roofr's payments, QuickBooks integration and GoodLeap financing are built for U.S. businesses. Roof Manager bills in Canadian dollars: a CA$10 report is about US$7.07 and Pro 30 about US$140.69 a month at the September 25, 2026 Bank of Canada rate, and your card issuer may add a foreign transaction fee. If you work storm markets, the Texas page covers state-specific storm and insurance context.
In Canada, Roofr sells through a partnership with QXO Canada, whose page offers Canadian contractors up to 7 free measurement reports through a claim form; the app currently runs in English only, with French listed as coming soon[13]. Its pricing page lists USD. Roof Manager is built in Alberta, covers all 10 provinces and bills in CAD, so the price you see is the price on your statement. Its invoices take payment through Square, which operates in Canada; Roofr Payments does not serve Canadian businesses.
Other Roofr alternatives
Most lists of Roofr alternatives and competitors mix two kinds of product: measurement providers and roofing CRMs. Which kind you need depends on which half of Roofr you are replacing.
- EagleView for aerial reports from its own aircraft, with oblique photos and ESX files. Its U.S. Premium roof report is US$24.25–US$87 for residential roofs by size and tier[16]; it connects to CRMs rather than including one. Roof Manager vs EagleView
- Hover for 3D models from smartphone photos of the whole exterior. Roof-only projects start at US$29 on its pay-per-project plan[17].
- RoofSnap: a per-user subscription for drawing roofs yourself over aerial imagery, plus measurement reports RoofSnap draws for you and sells per order.
- iRoofing: a subscription app for DIY roof measurements, estimates and a roof visualizer, with separately ordered reports.
- Roofing CRMs such as AccuLynx or JobNimbus, if you want a production-focused CRM and are happy to buy measurements separately. Roof Manager exports an AccuLynx-compatible CSV.
Already using Roofr? Test Roof Manager before you switch anything
Switching software mid-season is expensive in ways a price table cannot show: retraining, rebuilt templates, a pipeline that lives in two places for a while. So don't switch. Test.
- Keep your Roofr workflow exactly as it isNothing here requires you to cancel, export or migrate anything.
- Pick one or two roofs you already knowRecent jobs you measured with Roofr, ideally with a hip, a valley or a dormer.
- Run them through Roof ManagerCreate an account (no card) and order 2 free reports from the addresses. How to order.
- Compare the measurementsTotal squares, predominant pitch, then ridge, hip, valley, eave and rake lengths, line by line.
- Compare the workflowTake one of them all the way: proposal, e-signature, invoice. Invite a teammate; it is free.
- Decide using your own jobsMove some volume, all of it, or none. Your numbers, not ours.
One practical note: Roofr does not import measurement reports from other providers, and says it will help you export your data if you cancel[1]. Plan for your job history to stay in Roofr while you run a test. And if you pay Roofr yearly, its terms do not refund the unused part of a term you cancel[15], which is one more reason to test before you decide anything.
Frequently asked questions
What is a good alternative to Roofr?
It depends on what you use Roofr for. If you mainly buy measurement reports and want a CRM, proposals and invoicing without a monthly plan, Roof Manager charges CA$10 a report (about US$7.07 at the September 25, 2026 Bank of Canada rate), or CA$199 a month for 30 reports with Pro 30, and includes the CRM at no extra cost. If you rely on a delivery guarantee, direct ordering through ABC Supply, QXO or SRS, ESX files, or Roofr Payments in the U.S., Roofr covers those and Roof Manager either does not or does it differently. Other alternatives include EagleView for aerial reports and Hover for photo-based 3D models.
How much does Roofr cost?
Roofr has four plans, priced in USD. Starter is US$0 a month. Measure+ is US$109 a month with 6-hour delivery or US$169 with 2-hour delivery. Essentials is US$249 a month (US$209 a month billed yearly) and Scale is US$349 (US$299 billed yearly). Measurement reports are always paid for separately, one at a time: US$19 on Starter and US$13 on any paid plan. Add-ons such as the Instant Estimator (US$149 a month) cost extra. Prices as listed on roofr.com/pricing on September 29, 2026.
How much do Roofr roof reports cost?
US$19 each on the free Starter plan and US$13 each on any paid plan, in USD. Faster delivery on Starter costs extra per report: US$5 for 12 hours, US$15 for 6 hours, US$30 for 2 hours. An ESX file for Xactimate adds US$12 on Starter or US$10 on a paid plan. Roofr does not sell bulk report packages.
Does Roofr have a free plan?
Yes. Starter has no monthly fee and no time limit. It lets you order US$19 reports (delivered in 24 hours or less, as an estimate rather than a guarantee) and includes one basic job board, 10 trial proposals, invoices and work orders, 5 automated actions, material ordering and a calendar. Unlimited proposals, e-signatures and payments start on Essentials. Free reports depend on where you sign up: Roofr's main site advertises the first Roofr Report free, its QXO Canada partnership page offers Canadian contractors up to 7 free measurement reports through a claim form, and other partner pages run their own trials, such as a free one-month Measure+ trial through ABC Supply.
How fast are Roofr reports?
On paid plans Roofr guarantees 2 hours (Measure+ subscribers can choose 6 hours instead); on the free Starter plan delivery is an estimated 24 hours or less. The guarantee has exclusions in Roofr's delivery terms: orders placed after 10pm or before 7am Eastern; orders placed on weekends or holidays; orders that need more information, such as an unclear roof boundary or a pin that does not match the address; especially complex roofs with more than 20 facets; multi-family orders. When a guaranteed window is missed, the remedy is a credit covering the base cost of your next report (US$13 on paid plans, US$19 on Starter), plus a refund of any fee you paid for faster delivery. ESX orders are best-effort within 24 hours during the ESX beta.
Roofr vs Roof Manager: what is the main difference?
The biggest difference is how you pay for the platform, not the report. Roofr sells plans (US$0 to US$349 a month, USD) and charges every report on top; the plan decides your report price, delivery guarantee and how much of the CRM you can use. Roof Manager includes its CRM, proposals, e-signature and invoicing in every account and charges only for reports: CA$10 each, or CA$199 a month for 30 with Pro 30, billed in Canadian dollars. Roofr has the deeper production toolset on its top plan, direct supplier ordering and guaranteed delivery windows; Roof Manager has the lower cost per report and no plan to unlock the CRM.
Which platform has lower measurement costs?
On published prices, Roof Manager's lowest option costs less than Roofr's lowest measurement option at every volume from 1 to 1,000 reports a month, once Roof Manager's CA$ price is converted to US$ at the Bank of Canada rate of 1.4145 CAD per USD on September 25, 2026. At 10 reports a month that is CA$100 (about US$70.70) against US$190 on Roofr Starter; at 40 reports it is CA$299 (about US$211.38) against US$629 on Measure+ 6-hour. The cheaper report is not the whole cost: compare delivery guarantees, what each report includes and what the rest of your software costs.
Does Roof Manager have a CRM?
Yes. CRM, invoicing, proposals, the leads board and door-to-door canvassing are free with every account. Leads, a job pipeline, proposals with e-signature and invoices sit on the same customer record as the measurement report, and invoices can carry a payment link from your own Square account. There is no plan to buy to unlock them, and team members are free.
Does Roof Manager export Xactimate files?
Roof Manager exports an Xactimate-formatted XML file, along with PDF, Excel, CSV, JSON and an AccuLynx-compatible CSV of the material list. It does not produce ESX files. If your carrier or adjuster requires an ESX import, Roofr sells ESX files as an add-on and Roof Manager does not.
Can Roof Manager be used in the U.S.?
Yes, in all 50 states wherever high-resolution satellite imagery reaches. Roof Manager bills in Canadian dollars, so a CA$10 report is about US$7.07 at the Bank of Canada rate on September 25, 2026; your card issuer sets the exact conversion and may add a foreign transaction fee.
Can Roof Manager be used in Canada?
Yes. Roof Manager is built in Alberta, covers all 10 provinces and bills in Canadian dollars. Roofr also sells in Canada, through a partnership with QXO Canada, but lists its prices in USD, and Roofr Payments, its QuickBooks integration and GoodLeap financing are for U.S. businesses or residents.
Can I test Roof Manager before switching from Roofr?
Yes, and you should. Your first 2 reports are free with no credit card, and nothing requires you to cancel Roofr. Order Roof Manager reports on one or two roofs you have already measured with Roofr and compare the totals, pitch and edge lengths line by line before you move any volume.
Roofr vs EagleView: which is cheaper for roof measurements?
On published prices, Roofr: US$19 a report on its free plan or US$13 on a paid plan, against EagleView's U.S. Premium roof report at US$24.25 to US$87 for residential roofs, depending on size and tier. EagleView flies its own aircraft and is the report some insurance programs require. Our EagleView comparison covers that side in detail.
