Report availability for an individual property depends on usable aerial or satellite imagery for that property.

Any report can be switched to metric in the report viewer: every area converts to square metres (m²) and every length to metres (m), on the diagrams, the tables, the material take-off and the PDFs you download. Reports open in imperial until you switch; roofing squares and bundle counts stay as ordering units.
You can search and pin any Canadian property the address search finds, and there is no province restriction. Whether a report can be completed depends on that property’s imagery: if the roof cannot be seen clearly enough to trace, the report is declined and the credit returns to your account.
Your first 2 reports are free, with no credit card. After that a report is $10 CAD, or $199 CAD a month covers up to 30 reports. Billing is in Canadian dollars.
One process for every province. Nobody drives to the property or climbs the roof: you order from the office, the truck or your phone, and our team measures from the aerial and satellite imagery available for that roof.
1 · Enter the address
The order form finds the property and shows the satellite view of it. The pin has to sit on the roof you want measured. You see the imagery before you press Request Report.
2 · Imagery checked
If the roof is clear enough to trace, the report proceeds. If trees, shadow or low resolution hide it, the report is declined rather than guessed and the credit returns.
3 · Traced and reviewed
A member of our team traces the outline, ridges, hips and valleys. The software calculates areas, pitch, lengths and the take-off, and the report is reviewed before release.
4 · Delivered
Reports are delivered in 1–3 hours, and usually in under an hour. Switch it to metric or French, download the PDF, or build an estimate from it.
The whole workflow, step by step: how Roof Manager works
The same reviewed report for every Canadian property: the quantities you price from, the diagrams with every edge length, and the material take-off. Delivered as a PDF and a customer copy, with Excel, CSV, JSON and XML exports.
Areas and lengths in square metres and metres or in square feet and feet; the report in English or French. Quantities are calculated from the measurements and the waste factor, so review them before you order materials. On properties with high-quality imagery, Roof Manager measurements can achieve 98.5% accuracy against an on-roof tape measure. Accuracy depends on the quality and visibility of the available imagery. Every report has a units switch in the report viewer: Square feet or Square metres. Choose metric and every area converts to m² and every length to m: the diagram dimensions, the tables, the take-off and the PDFs you download. The choice is saved on that report.

Roof Manager supports roofing contractors across Canada. Report availability for an individual property depends on usable aerial or satellite imagery for that property. Major cities and most towns have usable imagery; remote and northern addresses vary. A province is never a reason a report is refused, and it is never a promise that one property can be measured.

Every province carries the same condition: supported, with property imagery still required.

Not all of them can be measured. You can search and pin any Canadian property the address search finds, and there is no province restriction. Whether a report can be completed depends on that property’s imagery: if the roof cannot be seen clearly enough to trace, the report is declined and the credit returns to your account.
Roof Manager does not guess at roof edges it cannot see. Our team declines the report, you receive an email saying we were unable to complete it, and the report credit returns to your account: a free credit comes back free, a plan credit returns to the plan, and a one-off purchase comes back as a report credit rather than a refund to your card. Where only the outline is clear, an Area Take-Off report (roof area and perimeter, marked as such) may be delivered instead, and it uses the credit.
